Professional services for pub tenants - Building surveyors and licensed trade (inventory) valuers

Tenants protected by the Pubs Code are advised to seek independent professional advice from surveyors, solicitors or accountants when thinking about taking on a new tied pub. Royal Institution of Chartered Surveyors (RICS)
- RICS’ ‘Find a Surveyor’ service is a commercial directory for locating local building surveyors. Although there is no specific filter to identify those who specialise in licensed premises, tenants can use the service to identify professionals who may advise on, or deliver building surveying services for pubs.
- Dilapidations is a specialist area of expertise within building surveying. Tenants can ask any surveyor whether they offer dilapidation services tailored to licensed premises
- RICS has produced specialist guidance for Dilapidations in England and Wales.
Association of Valuers of Licensed Property (AVLP) and Midlands Counties Licensed Property Valuers’ Association
- The AVLP was established in 1894 and covers the UK while the MCLPVA was established in 1935 and focusses on the Midlands
- Both organisations offer a wide range of specialist services in relation to the valuation of licensed property. Some listed AVLP member firms specialise in inventory valuations (fixtures and fittings) for tenants and pub company clients. AVLP includes a Building Surveys section listing members experienced in licensed-property surveys too

- Other industry trade bodies and local organisations may maintain directories or supplier lists for surveying professionals with pub-sector experience.
